In September 2003, Ron Engineering as Project and Construction Manager, for GWL Realty Advisors, began the base building phase of 269 Laurier Avenue West. This consisted of a 19 storey, 379,000 sf office building with a 4 storey, 222 car underground parking garage. Ron Engineering coordinated the Project Teams efforts to produce a building that met all PWGSC design criteria. The design was then further altered when the BMO lease deal was realized. Ron Engineering assisted GWLRA in designing an additional floor to accommodate BMO. The base building project was completed on time and under budget in September 2005.
The PWGSC tenant fit-up phase of this project began in August 2005 with floors 3 through to 9 for Health Canada. The second tenant fit-up phase began in November 2005 on the 10th floor for PSHRMAC. A ring corridor was constructed on all floors, while B1 Level Storage and Shower Facilities were complete throughout February to July, 2006. The PSEPC fit-up on floors 11 through to 19 was a fast track project which included new and technically challenging security requirements. The final phase of this tenant fit-up project was the security upgrades in the main lobby. All fit-up requirements were completed on time and within budget.
